Ive got a new MHP in Missouri and I am in the process of owner financing out the mobiles and need a good land lease for the spaces.

The 2/1 and 1/1 are both rented out with longterm tenants on a month to month basis and below market rents:) I have enough space in the 3/2 to convert to fourplex if I so choose but I haven't made that decision just yet.

My wife has been an amazing trooper these last 3 years but she really wants a place to call home now and does not want a renter in our space and using our stuff. - Have the location be somewhere we actually want to be (We love the outdoors. 

The front part of the house is Victorian, high ceilings, ogee arch, wood floors, thick walls.

@Art MaydanFirstly, if this is a student rental, I would recommend that you have the parents be guarantors and sign a separate guarantee which references the lease {i posted a sample in the BP file space a few years ago}.If the parents are signatories to the lease, then they have all the rights of a tenant including the right of access.  

Make sure the agent brings a good LED flashlight, too, you'll probably need it to look in darker spaces.

To make the old house as nice as the new house, we need: a new AC unit, painting, flooring, a new roof, new kitchen, new bathroom changing from single sink to double sink, and something here and there. but it still only has two bathrooms.

Somewhere in CDs underground line is blocked so we will have to dig up our gravel driveway (100 ft or so) and replace.It would be a lot easier to tap in to ABs water in the crawl space and run a line to CD (only about 20ft away)Our water bills here account for water ~15$ a month and trash $60 a month.

What happens if it's 6 months later and it's "still being processed".You need to coordinate your move-out of your existing space, moving, etc. 

I’m in the 1031/DST space and come across this scenario quite a bit.
