Hello all,This is my first time here and I’m currently working on paying off all my debt (plan to be finished April of 2020) after that is done I’d like to purchase our first rental property.I’m wanting to use this time to learn as much as I can so when we do make the leap I have a solid foundation.My question is, does anyone have a To do list/ Checklist of things a person new to real estate should do before making that first purchase.

Over finishing, undiscovered issues, over charging contractors is exactly where much of the profit goes on bad or low equity investments. 

Hey guys,I just finished reading Rich Dad Poor Dad today and really enjoyed the book, but now I'm ready to start taking action.  

My property manager keeps the late fees.

In any case I will ask my lender but probably too late now since I'm closing this Friday.

I did do a showing today with a young couple in their late 20s and their expecting.

I currently work as a software developer in Toronto, and after many years of long hours and late nights, i started questioning whether i wanted to continue this path into my 30's and 40's (currently 28).

@Tye Foster when you hear about a boom or expected revitalization in an area on the news a podcast etc you may often be too late.

Because I am a bit older (late 50's) I was hoping to cash flow with a 15 to 20 year note so as to quicker build equity while still being profitable. 

We just finished rehabbing a few commercial units in Bridgeport.
