If you are living there and fixing it up and saving on rent, I'd finish doing the renos and wait.

We still have the cc debt to finish paying off but the property has already appreciated 60K in 5 months.

She 5x'd the RV revenue when the pipeline workers arrived and sold when the pipeline was finished a couple years later.

We're new to this and have just finished reading Brandon Turner's book, "The Book on Rental Property Investing" which is how I heard of this forum. 

Typically you see refi's pull out 75% of the appraised value, so if you bought a house for 100k, did 60k in rehab, and appraised at 200k, you would be leaving 10k in the property.With Brewerytown you can go either way when choosing to flip or keep as a rental, but the level of finishes are drastically different so I wouldn't begin the rehab will you decide your strategy.

He ' finished ' the job and i re-inspected and still the areas of unfinished/ incorrect work weren't fixed.

I later had to abandon the project and now (11 years later) have returned to finish the project with the full intention of pursuing real estate.

We ended up hiring a local GC to finish, and will be using him in future projects, helping us scale and not be restricted only to our market in the long run.
