I am at significant loss on this investment , and haven't been able to get it properly cash flowing since I bought it in Dec 2014.I have approached them and attempted to negotiate a payment plan, but got the royal FU.They are a family of 5, she claims to have major health problems, surgery etc, claims to be homeless as a result of the eviction etc.- difficult for me to assess the accuracy of these claims.My dilemma is obvious and I am sure many of you have faced similar:1.

Death, divorce, job relocation, short sale, foreclosure, health issues, job loss, etc.If the seller is just testing the market that is a weak motivator.What FLOOR is this property on.

For example, my agent I worked with on my last home purchase was telling me about some very small condos (~400 sqft) in a built-up area near me that tend to do very well during economic downturns, as they simply don't have any competition in their price range.  

The outlook looks pretty good as we have a diversified economic base.

You have a little time so vet some additional properties and compare cash flows, rates of return and other economic factors such as financing you are able to obtain and the location of the property.
