I found several sources that said a tenant could repair and deduct, I found several sources that said a utility company can't cut off heat in the winter without first giving 7 days notice, and I found several sources that said there is no minimum interior temperature law/code/guideline in MN at large, but some cities may be more specific. 

Look for the "short cuts" to get the education that you want and make sure you are not wasting Time and your GI Bill on useless courses in University that turn you into another "whining Millenial with no skills" and a humongous dumb ***, Student Loan.

I'm not clearly seeing obvious options.Does no one make a solution that I can cut to fit, and or is adaptable and affordable?  

My wife brought up this idea to me the other day and it intrigued me since I've been interested in container homes for a while now and being a metal worker/welder I have the ability to do cutting and welding on the units.  

The AC compressor was in a cage, and it was just cut open.  

If my gut tingles, I know I'm going to 'cut' them.

This takes the guess work out for the borrower and for the bank so there are no surprises once the property is completed as well as cuts down on costs for the borrower since there is only one closing.

Compare 3 contractors prices and then become friends with as many as possible, they will start to cut you deals of you keep them busy.4in my opinion, finding deals and trusting your research is the hardest part.

It cuts the profit model of owner occupied in half - at least.
