Your new taxes are based on the PP, if it was significantly higher than the previous, well your sh@#@it out of luck.

Long term rates already have a .75 BPS to 100 BPS increase in margin spread do to risk, that will come off the table soon and lower rates just based off that and that would put my 30 year fixed rate in the 5.25% to 5.5% ish range. 

With an STR you won't be in the property management business but will be in the customer service business.Expenses are higher and little things that don't matter with an LTR will matter a ton with an STR.My advise is to read as many books as you can and read thru this forum.Due to the explosive growth of STR in many markets it is a ton more competitive than a couple years ago.

That's a really rough summary and just based on my recollection, but the point is there are solutions available. 

Any "ward" in Houston should get some questions going, but majority of Houston based agents will push this ad nauseum especially the one's on here and have been the better part of the last 2 years. 3rd ward for MTRs, STRs, and travel nurses and 5th ward for fix & flips; but only an idiot would buy a 5th ward property without doing their diligence.

A legitimate PM company ain't changing their contract for any customer.
