If that $18k is every penny you have, have a plan for emergencies.

Fortunately, we were able to obtain a good portion of our legal fees from the borrower and her attorney, as a judge ruled that many of the borrowers lawsuits filed to stop the foreclosure were frivolous.Unfortunately, during our 18 month battle to gain ownership, vandals had stripped the property of HVAC units and copper piping.

Don't step over a dollar for a pennie :)

Buying "turnkey properties" will cost you a pretty penny and the cashflow will be less than desirable but find something with a little hair on it or something others don't fully understand and you can make it a deal. 

I'm new to the real estate world and have been introduced on how to sell contracts to make a penny without having to actually own the houses or buy the properties but what I'm very interested in is having a multi family rented out.

They have coatings you can get that makes the tub less slippery.They have ADA type handrails you can install.They make slip resistant flooring.
