@Lance NeighborsThe market for multifamily properties is competitive across the board -  all sizes and price ranges.

New Orleans is so over priced and the competition for properties is intense.

NYC market is very competitive and prices are high... but you can still find deals. we buy most of our properties in the Bronx. under market value for rent or fix and flip. feel free to contact me if you need any help.

Also keep in mind, you must be competitive.

Preferably, I like to buy because this takes out competition, greatercontrol over pricing, and hopefully they have some land to expand on.

Getting a property that is unique and stands out from its other STR competition is key.

I can understand Zero offers, but no showings would cause me to be taking a hard look at the properties local competition and see what the disconnect is.

If something has been sitting on the market for awhile - take that to your advantage to negotiate a lower purchase price / better terms.Cold call if you want to find deals directly and weed out competition. 

For months everyone was complaining about the competition of having to fight for properties against so many other bidders, and how quickly deals were turning so they didn't even have a chance to take a stab at it.
