I bought this place with inherited tenants about 2.5 years ago and didn’t do quarterly inspections or change my property management company when I had communication issues/slowness with them.

(i.e. financial technicalities failure to communicate an accurate financial picture to the underwriter)  My last BRRRR was 107 document submissions and seven different underwriter reviews - bannanas.  

My PM seems to be on top of things and communicates well with the tenants.

But this borrower has not paid since January and has no been communicative.

There is a finance company that I have been in communications with for several weeks that seem legitimate, but I am wanting to do my research and confirm that they are real. 

The moment you feel you are comfortable and are able to communicate with a lender and a seller, then pick a niche and strategy (one for now).

So I started to put something together on a website last year, just to make communicating with investors easier(showing investment performance, documents, etc).
