I think the more appropriate question is whether people know how to differentiate net cash flow from net earnings.

One thing I have noticed is the asking price with it's cap rate, is almost always priced out by the properties POTENTIAL income! 

Cleveland, Ohio has plenty of cash cows left. 

Purchase price: $264,000 Cash invested: $50,000 A 3 bedroom 1 bath and an 1 bedroom and 1 bath

So, essentially it takes out a lot of the guessing and constantly looking at your competition to get you more bookings.

Purchase price: $150,000 Cash invested: $20,000 A fully renovated triplex with a three-bedroom and two-bathroom unit and two units with one bed and one bath.

And I look up 3 bed 2 bath houses for rent in that same zipcode to see houses similar to the one I chose to get a gauge for how much I can rent it out for. 

With market rent in the area reaching up to $1,400/month, there’s great potential for increased cash flow.

To be successful right now in STR, you either need to go all out and beat everyone else on their table stakes (pickleball, basketball, game rooms, saunas, hot tubs, etc.) or you need to understand the market better than anyone and pick a niche for that market.Right now, you are one post in and just asking for someone to tell you anywhere in the United States to invest, which is silly.
