You'll have to do this many times before getting the basics down but there are still hundreds of hidden gems that even an inspectors couldn't list for you.

With the buy and hold of my partner, utilizing the 8 percent appreciation model 15 years ago, had they never acquired in DC they would have shorted themselves hundreds of thousands of dollars.

There are hundreds if not thousands of posts on the subject and it should help you gain a better understanding of the subject.

You could certainly create another LLC for a few hundred bucks if you like...in Texas we can just call the Secretary of State to do it.  

@Prabhjot Khinda It is probably worth the couple hundred bucks to have an attorney draw it up and review it. 

Offer the tenant a few hundred bucks to move out.

Go to www.google.com and type in "move out checklist" and you will find hundreds of samples that can be viewed, printed, or edited.

That said, as much as I want to be careful with my money, paying a few extra hundred dollars to make sure "it" is done right is worth every penny to me.
