Cabinets, Floor Covering etc.

I recently purchased a duplex where I am thinking of painting the 2nd floor kitchen cabinets a modern grey.

- Vinyl Plank flooring (instead of carpet which would need to be replaced or cleaned, making vacacany longer)- Curtain rods (instead of blinds that will probably get wrecked, tenants can supply their own curtains)- LED lights (so that we reduce mainteniance costs, since LEDs generally last 10+ years)- Simple Yard / Grass (for quick mowing)- New / Newish Appliances (to replace the aging 26 year old ones that came with the house)- Simple paint scheme for touching up paint (Grey walls and White trim is working great so far)- Door knob stoppers (The circular ones the doorknobs hit so they don't hit the wall, or baseboard ones)- Getting high quality contractors for major home systems (HVAC, water heater, etc) for a high quality install- Forget the waterline to fridge or icemakers- Plastic piece (similar to plywood) on kitchen and bathroom sink cabinet floor to keep from from rotting from leaksWhat ideas can you add to my list?

Still includes carpet in some areas, older wooden cabinets in kitchen, older appliances, bathrooms have older vanity's and countertops.

The cabinet painting was just as bad.

I have a problem, while moving my tenant slammed a kitchen cabinet door and a pot handle went through the thin front of a builder grade shaker cabinet door.

However, the cabinets have been delayed for months.

So much to list...new flooring, new windows, new HVAC, new cabinets, new countertops, new interior paint, decommissioned the underground oil tank, new electrical, some plumbing work.

Purchase price: $256,000 Cash invested: $60,000 Sale price: $456,000 Complete remodel including new kitchen cabinets, countertops, appliances, lighting fixtures, interior paint, engineered hardwood, carpet, bathroom tile and vanities.

Let's say in Pittsburgh I buy a house for $85k and put about $55k into it ( New roof, HVAC, service line & electrical panel, floors, bath, kitchen cabinets & countertops, water heater, and interior paint).
