I didn't count with this kind of appreciation, it actually went up so fast many talk about been a mini bubble, I guess the question is. is it better to take my good fortunate and run with it, or to keep a small monthly cash flow and weather whatever the market may or may not bring, having in mind it would take at least 10 years to make the same profit off cash flow.

I'd like to parlay some of that experience into real estate investment - the latter is a completely different animal and I'm hoping to get to know knowledgeable and helpful investors here on BP - I'm new to this so I'm not sure how much I can bring to the table for the rest of you who have been at it for much longer but hopefully we can all work together to build for our future!

I would go to 6-8% for a cash purchase knowing that I'm getting "free" equity that I can cashout later to bring my return back up in a year or so.Also you have to think is 8% worth it on a more management intensive property in a C+ area.
