Hey @Shane Willis - I personally don't view any of my real estate connections as competitors.

Is it dangerous if I do not physically drive there and view the house?

If it's a local bank, maybe having someone that can actually come and view the property in its current condition could help them come to an equitable solution.

It being long distance I never get to actually view the property myself up close and I wouldn't be there to get the keys at closing.
