I figured :Updating / restraining floors, appliances , fresh paint , installling recessed lighting, and possibly washer dryer hookup in each apartment. 

If it's something simple like changing a light bulb, it stays at $40.

Hello everyone, I'm brand new to Bigger Pockets and to real estate investing.

But with maybe 15 year service life here in FL, age really isn't a factor for these unless your looking at brand new builds.The biggest thing to consider, in my way of thinking, is the neighborhood.  

If you're putting furniture in a brand new house with fancy amenities, maybe new is best.

What's a light task for you that would be appreciated by your loyal tenant? 

If you are brand new, spend a couple of weeks educating yourself to make sure wholesaling is the strategy you are interested in.

As a brand new investor, I would start by reading Real Estate Investing in Canada by Don Campbell (on amazon). 

What doesn't show on the listing is that it's right across the street from the brand new police headquarters building.
