Now with the internet and online sites you just cant get the same type of exposure doing it yourself.

If more tech savvy and doing more you can either pay more per hour or give a bonus at the end of a certain time period (which is my preferred method when paying VA's).

It includes a finished bonus room (300 sq ft that has egress).  

Without knowing the numbers in the examples above, would the costs of the exchange justify that strategy just so you can limit tax exposure? 

The one I spoke with today has 99% of their clients who have investment real estate holdings and they are also the vendor rep for the local REI group.Consultation and tax strategies (#2 requirement) - I wanted someone who would provide advice on things like asset protection, entity structure, liability protection, cost segregation, real estate professional status, non-working spouse salary, bonus depreciation, capital versus expense and anything else I am not thinking about.

Whether Billboards, TV ads, Radio exposure, or Internet Marketing.All the successful persons in Real Estate seem to get great exposure. 

You could have massive exposure that would far exceed your initial investment.  

The second pillar is a good insurance policy as that cover the majority of your exposure.

Bonus Room?

In CA I would interpret that as a multifamily entitlement, with the bonus opportunity to build commercial.
