Buy at least 2 of every bathroom item you think you need like towels, same with sheets and bed spreads. 

I work primarily in industrial retail and office so a bit of a grain of salt, but this is from friends and colleagues in the industry.

Most property managers are too busy cleaning up trash from apartments and spraying for bed bugs to post on here lol

When we actively selling new homes as a retailer for homes placed in a related land lease community we offered lower prices on the sale of the home in return for the right of first refusal.

Right now all I can think of is usual info - address, asking price, arv, bed/bath/sqft/year, etc.Thoughts or advice?

I have tenants in the other side paying $1150/month.  2 bed/1 bath.

And that's where having an agent license comes in handy, where you don't need to buy the home to retail it. 

Find similar sold comparable in a close radius, similar SF, style, bed/bath, etc.

What should I do , save cash and Wait till the market stabilizes  a little in a year or 2 ( hopefully )  or invest in a different department like retail commercial  that may yield 8-10 % ROI ?

No one wants a 5+ bed house.
