Sometimes we stress a lot over things because they are the most stressful thing in our life so that sets our anxiety meter. 

Gordon Moss book "Performance Anxiety" (I have not read this yet either) seems like it is the only recent publication that deals more with the type of note investing people on BP are interested in.

I realize that everyone here has had the same anxiety, and I am preaching to the largest choir there is, and while I'm not exactly looking for a pat on the head and a 'you can do it' I really feel I need to get this out. but I have on one in my life that is the least bit sympatric and they all figure I should be committed for taking this risk. not exactly motivational...   

I have no problem cold calling anyone, but of course I can sell an Eskimo a cup of ice in Alaska. 

I also will not whine about our recent cold snap, we got above 32 degrees today finally.

I have dome everything from searching online daily, cold phone calls, and even door-to-dooring looking for my first prop.My biggest fear is not moving forward, and while I know I am more educated each day - I want to get started but for some reason I am having trouble seeing the opportunity.

The resulting theory is that a hot housing market with more buyers reduces the rental pool, and that a cold one with less buyers increases the pool.
