The Agents that I have contacted, tell you to go to their website fill out an online application, pay the application fees online… etc.

Use a 80/10/10 loan (ideal option) - My mortgage lender says that this is not doable for multiunit but i have read online that it is possible for 2 unit properties but not 3-4.

You can go online and set up any corporation yourself for a couple hundred bucks if you feel like you're savvy enough to navigate the process and understand the process. 

I can spot a "little old lady" house pretty easily by the pics online.  

@Brian Burke has a great forum post about his successful flip (filled with garbage and animal scat).  

Usually when you call an office and ask for someone, then will give your info to the next on line - which is not always the best person to work with. 

I use google maps and many other tools provided online to view and learn about the property. 

I would look at a pet fee as being payment for the risk I am taking that your animal is going to cause damage to my property.
