How have you handled the transfer of all deposits/payments received and the remaining payments received after closing on those future bookings?  

A good loan will address up front if the loan will debt service or not and have contingencies accordingly. 

There are many other things to consider besides income taxes including but not limited to: estate taxes, probate, liability protection, incapacity issues, witholding taxes on gross rental income/witholding taxes on sale of foreign property (known as Foreign Investment in Real Property Tax Act (FIRPTA)) and the list goes on.  

@Chris Berry do you mind sharing how much you pay your realtor for that service?

Purchase price: $155,000 Cash invested: $215,000 Sale price: $417,500 This single family home project was a personal flip project.

Others will attempt to sell and probably include the condo surcharge in the price of their sale.  

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

After months of being told to wait(Issue started in April 2024) by rent redi, I finally found an agent that would escalate it to their backend payment processor(Propay).
