Crash prediction is as follows:More apartments staying vacant (seattle times article and npr podcast on nyc yesterday)Projects are permitted and planned years in advance so even as commercial multi family of 50+ are crashing, they are still buildingOk n next 2 years smaller devlopers and property managers to go under, default, get bought out.

Section by section.Also any personal experiences on strategies used during closing would be great.So far I've learned about:What it means to sell "AS-IS" therefore stating the cost of repairs would be at the buyer's discretion.Also, including the cost of transfer on the seller and buyer, respectively (especially with PA's transfer tax law).I also understand getting both agreements notarized is wise.If there's anything else that I should be aware of, please let me know.Thank you in advance for all your insights!

There's no reason to not still require the standard month in advance, and then each subsequent fortnight you could get 1/26th annual rent (rather than 1/24th).Or, if they prefer to pay the 1/24th fortnightly, why not give them the 12th month "free"?

You can also drive or walk a neighborhood and look for poorly maintained homes and find the owner that way (this method heavily depends on your market) it probably wouldn't work to well in places like CA
