Give it time to go to the credit bureau so it registers usage, and then pay it off so it can register a "Paid Tradeline", which gives you a few points each time.

If you have time to devote you can make the numbers work some places, but you really have to go there and spend time, develop relationships, get to know brokers....it's a ton of work and a ton of travel.

IE if the norm is for gas to be paid by the tenant, yet your tenant has to pay their gas + hot water gas usage, it will "feel" more expensive to them and many applicants will pass (and you'll suffer higher vacancy).
