If not, I would still recommend going ahead with a professional cleaning company that has experience with mold remediation (make sure they send before and after pictures as well), if you really wanted you could give a small credit to the tenant to make them happy as well but 100% not required.

@Brianna Johnson you’ll need to find out from your mortgage company how much extra you can pay into an escrow account because many have overage triggers where they’ll send it back to you if it goes over their limits.

Hi Salvatore,If you don't transfer the title and the mortgage to the LLC and do all the paperwork to show your LLC instead of your name, then you are still liable for any issue that happens to your tenant if they want to sue you.Mortgage companies in general allow to transfer to an LLC after one or two years.As Bill's mentioned, don't commingle funds is key as well, as soon as an LLC is open you have to open an LLC business account and everything towards the LLC goes there.

I plan to sign up for a free trial on this platform: https://urlbox.com/screenshot-api After some reading about this, my idea is to: - check which companies are selling in my area and create a visual database of their listings (Zillow); - use automated screenshots for competitor analysis (locations, prices, open houses nearby); - track SERPs - track my progress in different queries to analyze the success of my campaigns;- possibly create visuals for social media/presentations As we all know, it's one thing to read that something is a good idea and another how it is implemented in practice.
