I hate to reward bad behavior.

If the seller understands the risk and rewards I just don't get why it's frowned upon.

You're also correct that this rewards paying balances down.Note that most borrowers have no idea if the loan about to be originated is Fannie or Freddie.

I think having a concentration on speed and getting there as quickly as possible can be rewarding but also more risky.

But it rewards, professional property owners who religiously raised rents and have tight rules.

Secondly, it's all about risk vs. reward.

Ask the agent what is a fair amount to be compensated, and as stated earlier, if the agent is part of your team of trusted people, then it will continue to be a great relationship that will reap future rewards that the dollar saved now could impact your business down the road.
