Does this policy change if the place is your current primary residence?

- Should I let the lender provide the Home Owners Insurance, or should I seek out a policy myself, or does it not matter?

As you start out, my opinion is that you take out an insurance policy in addition to the property policy.

Have her buy a lenders title policy for you at closing.Make sure she has fire and hazard insurance on the property, naming you as the lender.

For this reason I had made a policy not to make ones larger than 18"x24". 

Title policy issuance is affected when a BK is present in certain cases.  

Again, this is how the lenders think of these - there might not be much logic involved, just rules and policies established over time (likely from having been burned too often in the past).

Adding an umbrella policy doesn't cost very much but gives you quite a bit more protection.
