Any money you collect for rent or security deposit must be deposited into a bank account in the owner's name or their LLC.

I would be curious to see over the past few years how many guests are still "crushing it" because we are seeing a lot of investors who started post 2018 needing rescue funding for deals which I can attest too was strictly lack of experience in understanding basic accounting, financing and real estate management.

Underwriters comb through the settlement statement AND require your bank statement or HELOC or accounts where the funds were wired from, and proof that the same wire went to title.

You ask for all this money upfront for the modifications and might be able to also ask for the market cost of returning the property to it's original condition upfront to put in escrow (any fees for setting up an escrow account as well).They are also liable for any damage the animal does as well.

@Angie RussellTo garnish wages, bank accounts, etc. you need legal approval.To get legal approval, you need a judgment.Or, as previously posted, all someone can do is make threatening calls to collect, but can't take action.
