I created a spreadsheet that logged the purchase price and square footage of all the duplexes in the certain area code that I wanted.

Is the conversion permitted and is it zoned for the current use (do public records for the property match for square footage, number of beds, number of baths, multi-unit zoning, etc.)?

And that all depends on the neighborhood, sq footage, shape the house is in, fenced in, proximity to schools, and on and on.

Something I'd include with that post is to look for large units square footage wise relative to the amount of bedrooms they have, it's possible there is a room that could be converted pretty easily but hasn't for whatever reason which is what I had with a property I purchased. 

It is in San Diego, the original square footage of the home is just over 600sq ft and the lot is 1,150 sq ft (you didn't read that wrong its xs.) 

Some costs, floors, paint, etc can be based on square footage. 

@Jon Sirkin Assuming all are comparable in square footage and location, be careful how quickly you raise the rent. 

Looking at potential properties on the MLS, Zillow, Redfin with incomplete details about the property, no photos, no square footage listed but GREAT INVESTOR OPPORTUNITY!!!!
