It requires you to model through the exit of each asset, which is a best practice, in my opinion, to be able to properly benchmark investment opportunities and allocate personal capital.  

I am familiar with the model of LLP for fixed investment, return in X years.

Over the years, I have found that if you have a clear data model (ideally 'implemented' in MySQL for instance) your success rate(s) for all other functions (UI, processing functions, interfaces, etc.) goes up dramatically.

Split the costs.These are all capital expenses, but I'd probably go the same route with maintenance items (like power washing) if it's really not yet needed in my opinion.

All 3 business models you mention (wholesaling, flipping, buy & hold) require that you know how to 1) determine value (after repairs), 2) estimate rehab, 3) evaluate a deal from the standpoint of a flipper or buy/hold investor (the customers of wholesalers).
