Residential you will do a larger amount of deals for a smaller amount of money, and commercial you will do fewer deals but with larger paydays.

The tenant can link directly to their bank account and pay instantly.

Actual deals you are working on would provide someone instant opportunity to invest with you should they want to.

I sell investment properties, when I tell some folks that at a cocktail party or networking event, they instantly go toward how bad of business it is because tenants will tear the house up and if they do not pay, it takes forever to get them out. 

Because payment processing takes 2-5 business days with Cozy (depending on the method of payment), if you need the money instantly, I suggest you tell them to bring a Cashier's or certified check before you hand over the keys.  

Similar to a payday loan, but for investors. 

Then, if for some reason they want to stay longer, you could have an instant tenant that takes care of their old place.

Right now, I'm getting "instant" emails for all new posts in the "Tax Liens, Notes..." forum and I don't really want that.

So that won't be instant, but hoping it will be no more than two weeks before it's looking great.
