@Craig Koehne The lender you are working with may have the policy that they only count rental income that is only over 2 years old, but there are other lenders out there that will count the income, as long as it can be documented.Some will require the signed lease, and some may even request verification of monthly rent payments or the security deposit.

It includes income verification (must be 3x the rent) credit, criminal, eviction check and landlord reference.If a renter can't follow my directions: rejectedIf they start giving me sob stories or ask to pay several months in advance or lie: rejectedI might ask why they're looking to move while they're there and just get any info I can out of them to see if they say something stupid.Then I check income.
