The "seller" buys from the source, sells it to the end buyer.The stock market has its "option trading", where you can sell a stock, and not have bought it yet.I have never, in my 25+ years of using this method, ever had anyone attempt to legally call me on this...and that includes HUD, Banks, Fannie, etc...who knew what was going on as it happened.The LLC makes the offer, gets the offer accepted, and the Wholesaler sells the LLC to the buyer. 

I have been researching ways that offer an alternative to invest my money, instead of throwing it into the good ole' stock exchange. 

The more I learn, the less I like my conventional IRA invested in stocks.

One house I bought in Virginia at auction had an occupant, with a dead car, that didn't leave by the agreed upon date and I called the police.

Rates are changing constantly.I hope you don't invest in the stock market with that mentality. :)

She can do that Jim  by donating houses or her time.. but not being a landlord.. you become a landlord and a few things happen one you either start to realize that not all people are as nice as you are and you sell and move to some other investment like notes or flipping or stock market..
