I just hired a lady now too to do my direct mail, $10/hr but I had to drop it to $5 cuz I can't afford the training required, which I've stipulated can only work if she can get it by so many hrs(30-50) otherwise she'd have to wait til I get someone on the kitchen/baths to get decent pay or continue going to the labor pool and she's living on a friend's couch and just told me on her way out if she can't figure it out she's going to -I don't even want to say it.

I will continue my search and consider the other areas mentioned here.

I am going to take a step back and gain more knowledge before I continue.

You need to speak to him personally and let him know you will be evicting her if it continues. 

The 2 years need not be continuous.

The lease has a statement that says "If this property changes Ownership due to sale, foreclosure or deed back to the lender then this lease may be terminated with a 30 day notice unless the new Owner agrees to continue the lease and both parties wish to do so".

Should I continue saving and buy a property up here where I would be able to manage it or should I buy in south Florida and hire a property manager?

As a new landlord, what tips would you provide to me to make sure I continue to be profitable and grow?
