I hope in your listing agreement you had a provision where you are not obligated to go through with the sale unless the lender gives a waiver of deficiency approval letter before closing.If not the buyer could try to force the sale.You might want to have an attorney review your documents to see where you stand in everything.

The way my attorneys explained it to me, if you conduct your business in a responsible manner and maintain your entity properly so there isn't any fraud or misrepresentation, then your attorney should be able to have the court dismiss the personal suit against you and force the plaintiff to sue your LLC by itself.

The only way for c to find out how long b was in title is to go to the courthouse and look at the filing times of the recorded deeds, after the fact.One way and the best way to find out is to ask the closing agent before or during the document signing, how long has the seller been in title?
