Wish I had your planning skills when I had student loans...So, here's my "slow down" advice, which isn't what you've asked for, but I'm a crotchety middle-aged lady with experience both as a live-in landlord in Portland, and now as mutli-unit owner who hires out the property management.My advice is to not get there quicker, but spend the next year learning.  

Now both ladies I have worked with and working with are great individuals.

Keep the sarcasm and condemnation to yourself lady.

Bought a property from a lady that owned it cash.

I have 42 units and I've had several evictions, a lady cut herself in her bathtub (attempted suicide), a tenant go to jail, tenants with drug problems (even trying to "distribute" within my unit, casually), just to name a few. 

Ladies generally have a need for security, especially when there is a nest involved (kids!).

That's when we later found out that we had at least 10 reviews of the home from prospective buyers that we had to force the realtor to hand over.Another offer we accepted @ 207,000 just to be done but lady pulled out 30 mins before the option period was over because she found another home over the weekend.
