Separate water meters will be out at the street, so no issue there.Advice?

Have to get a better grip on the tax laws and totally understand the PR home flipping system.

I would highly recommend going into out of state investing knowing that you are going to pay more for the solid system that will keep you safe.

The tenants get points and rewards towards stores and shops by paying rent on time, you have updates on everything, smart system.

I'd worry about the most expensive things in an inspection/walk-though, foundation, roof, windows, HVAC, electrical system and plumbing. 

Another example, in a multi-family building there will typically be a single water meter, hence landlord pays the water bill; tenant family size can increase and subsequently water consumption increases with a corresponding increase in water bill to the landlord - no matter what CPI is doing.

Ideally would love to be as close to the water as possible, but open to anything!

Intercoms with the door buzzer thingy.Especially for young people because:A) - they hate to go out and buy stuff they prefer it all arrives at their door in a big brown truckandB) when their stuff does arrive in the big brown truck they hate just a much having to answer the door or go down the stairs to let the guy in and to retrieve their stuff.They basically want to be able to order bubble bath from their bath and have it delivered right to them there in the tub.Adding the intercom/buzzer system if not already there does justify an nice rent bump come renewel time.

Do you know if the water and septic are public or private?
