A client of mine bought a 60 unit and had to put up 20,000 to the city as they handled water,power,trash etc.

Direct mail, door knocking, cold calling, craigslist ads, word of mouth, instagram, facebook, twitter.

The monthly income is $1800 and cost for the mortgage, taxes, insurance, water bill and repayment of the ten thousand still leaves me with $652.15 a month!

I do not know anyone that thinks Dricore is worth the money in our area.To me it seems like it would cause a huge increase in the wicking of water into the sheetrock if there was a leak.Where would the moisture go if you seal off the 1/4 inch gap around the edge with vinyl?

HOA fees are $250 per unit and pays for insurance, outside buildings maintenance (including roof), Gas and Water.

Electricity is split out by tenant, but domestic water is not.

@Paul Farley Your advantage is that you already have comms established with these folks, ie it's not a cold call. 

There is a whole different feeling when one pays with hard cold cash rather than swiping a  card, isn't it?  

If you're only finding deals that your buyers want, you don't have to "test the waters" first to see if they'd be interested...you can go ahead and get it under contract immediately because you already know you'll have someone to buy it. 

Do any of you happen to have a spreadsheet that will calculate a particular tenants portion of the water bill considering the number of days they have occupied the unit?
