He met this by buying the same appliances for every house, doing the same paint color, everything...in this way he always had stock ready and he could estimate jobs with relative ease. 

Wear and tear is normal,, sheet rock holes / dents are headache but easy to fix if you have same paint color. 

Go to the town's website, and try to see if they have overlay maps, and locate the address, and match up the color.

They love the place and plan to be in by April 1st and pass the screening with flying colors and intend to rent several years until their credit is on track to buy.

this was my second time updating a home for another investor. since i have been doing it for awhile the investor asked me to update it the same way i update our houses, same materials, colors, tiles, etc.the caabinets and counters are old, but bath is all new.here are some before and after pics - house on the left, was taking pic of the driveway..
