@Kristin Whitfield If Commercial property is going to be your focus, consider attending a CCIM event or other Commercial Real Estate Trade or professional organizations in your area and introduce yourself to various commercial brokers and lenders.

If we could go a little deeper on your unique situation than you can build your buying strategy from there. 

It organically turned into us trying to put a deal together with them but they wanted to keep the agent involved which was fine with us.

@Douglas Snook @Joshua Costa I don't think that there are any organized meetings on Saturdays in the area, but I would be interested in meeting up with other investors to talk about our plans and how we can leverage one another if you are interested. 

@Dave Visaya I haven't tried getting on BP from my phone to download, but with itunes podcase, I get a list of all the shows and when im at home i download them with wifi then listen to it on my commute and it keeps it organized, but i'll check it out how it works to download from site on my phone.  

There are some markets where a little bit of work on your website will get you ranked quickly on page one for organic searches.  

It is a unique property in Galveston and will take some time to find the right buyer.
