If you're going for traditional financing, NO lenders will accept it.For primary purchases, you can get around it by asking family for gift funds, then "gifting" the relative the cash later, so the lender can source the funds.But for investment property loans, cash gifts are not allowed.

Even after using a contractor and obtaining private financing to get a traditional mortgage the property was appraised at a much higher value then our all in costs were after the rehab.it can be done even from a distance.

After chatting with a friend, he recommended I read Rich Dad Poor Dad and I am truly glad I did because, that lead me to reading a few of Brandon's other well known books where I discovered the term "househacking".
