It's tough when you dont have time and you want to get into real estate investing and have to rely on others.. 

I see alot of multi families in the area that are in tough shape that exceed the 1% rule and their seems to be alot of potential.

The Portland market is very tough to cash flow in right now even with a house hack.

You'll have a tough time getting a low-down payment conventional loan that will roll in renovation costs.

This is tough since there really isn't anything I can do about how the neighbors manage their yard.
