Agree with most on here… the 4% commission will entice and motivate a few realtors that do not have much business, so you could put on “agent remarks: a bonus of $1000 for any full price offers if we get into escrow by said date _______.”  

Then call/text/email - any means of communication you have, use. 

The collection agency never called, texted, or emailed me about the debt either; it seems they've had the account for a month or so.

They don't seem motivated enough and 95k is too much to pay in my opinion.
