Doesn't mean you never will be, but usually, the IRS won't target a business that has a CPA,  UNLESS, something looks "fishy"I owned 40 rental properties and I wanted to see at least a $100 profit per door, per month, and I also,  $100 per door for repairs.

The fastest ways to attract new investors is by giving them what they want (home buyers and properties) and target them through Facebook advertising, Craigslist, BiggerPockets, etc.Let me know, if you want to watch a video I made with more details on how to target the right people and what type of offers to put in front of them.I also can do it for you for a trial period, if you're too busy or don't know how to do it.

I'm targeting multifamily properties, where before taking into account me living there and after taking into account the rehab, the property could generate a 12.5+ cap with the student rents.What am I not thinking about which could hinder my plan?

It's not a "targeted list" per say but a zip code with highest amount of cash transactions and other demo data I use for targeting owners "most like to sell quickly".I originally thought sending 4 branded postcards to every house for a month, one postcard per week was a good test but after reading a few posts and comments...
