I think anyone would agree it would look much better with a tankless, enclosed by cabinet and countertop:I completely agree you get what you pay for, and I would be better suited to install a $1K heater, but again, I just want something to last until I get back on my feet and can afford to invest more in to quality fixtures.

On the flip side, they might have some contacts for you as well which could help you finance the property, but if I were in your shoes, I would hit up every avenue I could to secure affordable financing for your project before pursuing this further.
