I can't target a particular asset class if i want to push volume, i simply act like a real estate pawn shop, if its cheap and I can turn a profit with it i'm buying it.

Specifically, I was lucky that I was born a white male in the United States in a time of unprecedented prosperity and technical advancement; I was lucky to get out of college during the technology bubble and to join a couple companies that provided a lot of compensation in the form of stock options; I was really lucky that a ten came on the turn when I most needed it to; I was lucky that I was able to get on an earlier flight than the one I had booked; there are a million reasons why I was able to take the skills I had and translate it into a good bit of money...but, a decent amount of it was simply luck.- Btw, I'm hoping to be able to make real estate the third industry where I can make over $1M.

Honestly though, after having researched the opportunity out there more, you can do better than the 1%.Real positive cashflow really isn't that hard to find if you simply go to where it is.

You either buy a Monument Historique (like a church, museum or simply a house that has something historical), you get tax benefit (in fact you can deduct 100% of the rehab work done towards your revenue and then calculate the amount of taxes you will pay.

Houses simply are not moving and those that do sell, sit on the market a LONG time.I started out in the rental business and only do rentals.
