Hello all, I am making my first home purchase (a bit of a fixer upper) and would like to include a clause in the escrow agreement that allows me to back out (while recovering my earnest money) if the inspection finds any major (as in, cuts the projected home value in half and makes the deal non-viable to me) problems.

If you aren't evicting and an otherwise cooperating tenant causes property damage then you simply provide them 24 hour notice that someone will be entering the property to perform repairs, you pay that person yourself to perform the repairs while taking before and after pictures, then you send the tenant notice to pay for the repairs with a copy of the bill/invoice.

So if I reduce the expenses to get the property cash flowing I will get penalized by the HUD who I am told will account for these reduced expenses thus reducing the Section 8 subsidies I receive, possibly cutting rental income by about 70% !!

The tub was the type that also had the side walls as one entire piece so along with the tub that was cut out was the walls as well.I contacted the home insurance and was later told that they were unable to cover any costs associated with the replacement because it was considered "over a period of time damage" and not sudden.I was well aware of how to demo all of the old tub and to clear out the area but after that my youtube education began.
