Good day my name is Wayne nice to meet you I'm a 37 year old guy looking to purchase a motel/ multi use building on Vancouver island without much experience in the industry but have a great determination towards this project Iv spent most of my life on the hiway and believe that running a small resort is my next major venture.

I'm new to the wholesale industry but i have a potential deal in process and im just looking for direction on the best contracts to use between the seller and the buyer/assignor.

I told my agent to put more escrow down, but he told me it is not industry practice... 

Most products used in the US construction industry have to meet high standards to ensure they do not pose a threat to people, apparently the testing was not adequate in this case....  

Filtering by State and Industry would be a good start.

It's an industry courtesy to provide LOI/POF letters with offers, not a requirement.  

So far I'm more inclined to work with investors instead of dealing with retail buyers.

It is we who will ultimately suffer because all we will get is mediocrity should government regulation be forced upon us.When industries are deregulated, prices go down and the consumer benefits. 

The growth I am seeing is in the beer industry with some very nice breweries setting up shop here.
