@Jennifer McElliott I personally believe that if you've served your time, you shouldn't have to carry the stigma of being a felon for the rest of your life.

The people I work with usually then tell me they'll take care of the rest of the comission because they value all of the services and insight I offer (I don't just open doors), or they say forget it because the seller isn't serious.

The rest of my questions are assuming (perhaps naively) that the seller acted in good faith, and did not disappear after your payment cleared.You say the seller did this without an attorney.

Since you've got 100% skin in the acquisition, you're in a pretty decent position on this.As others said, sell one or two, keep the rest.

You have to figure cap-ex, insurance, PM (unless you want to manage the rest of your life) time value of  money, maintanence, vacancy, turn over cost, and on and on.

Take the 4plex and negotiate it down to a point where a cash buyer would be interested; assign it and get the rest of the package seller financed.

I would rather stay in nice hotels for the rest of my life and travel if I had 10 of millions of dollars in the bank and live off the interest.
