Agreed, you really shouldn’t own your personal residence in an llc....using it to own other properties is debatable.  

It can be an inexpensive solution that looks really nice. 

At our company we like our clients to be involved as much as they want to be with the expectation of trust in our expertise for certain operational factors.Also, if the turnkey company has well-established policies in place for leasing, resident on-boarding, standardization of renovation approach (replacing capex items first and foremost), and property management, then they could be a good option for investors.Also, look to see if they have warranties in place to cover the renovations they have completed on the property.

An investor at my local meetup suggested contacting sellers on Craigslist by asking, "Would you consider a rent-to-own solution for your home?"

I made my first offer on a house I can barely afford as a primary resident (3bd, 1.5ba close to Tufts University), I am glad the owners went with another offer, I would of paid close to 2.5k a month in "rent" for a single room assuming I rented out the other rooms at a near optimal price.

She probably doesn't have anything to collect, you're time probably would be better spent getting rented then trying to collect from her.Have her give you the solution/answer but phrase the question so you know the outcome.
