Hey so this is my first time here on BP.I have always loved RE ever since I can remember.

Remember it cost the tenant about $5k to move their mobile home on to a lot, so they are there for the long haul also. 

I have been the recipient of a cash offer before and the only benefit I can remember is a faster closing timeline.  

The set up is a big part, don’t remember the name but more of a bandit sign specialty company. 

I think I remember reading not to put contact info on the sign.

If you are selling FSBO or wholesaling 'off the books' and the transaction is totally independent of the office, I'd say no fee is owed.But remember, if you become a strong RE salesperson, many contacts, buyers, sellers, and where they came from, can become a very grey area. 

I can't remember which but I believe either Fannie or Freddie now allows borrowers to transfer of property to an LLC.

Been at this for 2.5 years...going for cash-flow of course.Is there anyone out there remember these days of 7-8 properties and how long before I'm at 10-20k + per month??

Just remember: most negative reviews are written by problematic tenants.

It's cliche to say at this point but if it helps you to remember, you want to "stay in your own lane."
