If this is true, then the increased income I receive from the option fee and sale price has to be weighed against the risk of having a much more expensive eviction process than if I were to rent the property out regularly.

Is it possible to do a double close but have the seller sign their papers in the morning ,then do signing of papers with buyer hour later and then have seller come back at a later time in the day to receive their money?
